How long is my money invested?
Most investments are for a minimum of 12 months. However some loans pay out early and some loans can be extended for up to two months. The term of the loan will be fully disclosed in the SPDS.
When will I receive my interest payments?
Payments are normally made monthly into your nominated account provided the borrower pays on time.
Can I choose only to invest in the areas where I live?
Yes, you can choose anywhere that you feel most comfortable with. If you believe that say Sydney is the safest market then you can choose to only invest in that market. If you feel that Queensland has the best growth potential then you may choose only in mortgages in Queensland. You are in charge of your investments. You choose where you want to invest and what type of property suits your investment needs.
Do I have to pay any fees to become an investor?
No.
Is my interest rate fixed or does it go up and down with market fluctuations.
Your interest rate is fixed for the period of the loan.
What happens if the borrower defaults?
We are very experienced in debt collection. Every attempt will be made to obtain interest payments. If the borrower is late then a significantly higher interest rate will be payable and this will encourage all borrowers to make timely payments. If necessary we will take possession of the secured property and sell that property. If there is still a short fall then we are entitled to pursue any personal guarantees given by borrowers and all other assets may be targeted.
Is there any risk?
Yes, all investments include an element of risk. However, at Australian Mortgage Fund you choose which loans you want to invest in and what level of risk you are willing to take. You should refer to the PDS for more information on the risks associated with this type of investment.
Who pays your fees and associated costs?
All fees and costs are payable by the borrower. Should the borrower make all payments or should we recoup all costs in a forced sale then you will pay no fees. Australian Mortgage Fund will not charge the investor any management fees when a loan is in default but may collect those fees at a later date from surplus funds.
Why is Australian Mortgage Fund different? Other funds have failed and I am concerned.
Australian Mortgage Fund allows you to choose which mortgages you wish to invest in. You choose where to invest and what type of property is most suited to you. In the past most funds have been pooled and the Fund Manager has made decisions on what to invest in, on behalf of investors. This often included development and construction loans. We believe these loans to be very high risk. Australian Mortgage Fund does not intend to normally invest in these loans. If Australian Mortgage Fund ever chooses to invest in such a loan then you as an investor will be warned that this is a higher risk loan and you can simply choose not to invest in this type of loan. The management team has many years of experience in lending their own money and have developed systems that are second to none. We are a small team you will assess every loan personally and will be available to answer all investor enquiries once a loan has been made.
Why do you specialise in Business and Commercial Lending and not Consumer Residential Lending?
Traditionally commercial borrowers pay higher interest rates than residential consumers. We aim to obtain the highest possible returns for our investors. Commercial loans are also not subject to the National Consumer Credit Code. The Code imposes severe restrictions on lenders, and gives the consumer numerous rights if they encounter difficulty in repaying the loan. Commercial loans have no such restrictions, allowing investors more certainty of quick proceedings to recover funds in the event of default
